Housingproject for Dutchman is growing
The planned housing project at Sjömålen by the lake of Grimmansmålasjön is growing, and now the Dutch entrepreneur wants to build 43 villas. But there is much to be done before the construction can start.
A Dutch entrepreneur has bought land by Grimmansmålasjön opposite of the North entrance to Emmaboda, the so-called Stenstolparna. There is an interest amongst Dutch people to live in Sweden, or have leisure homes here, and now the project has grown to 43 houses. But a lot is yet to be done before the project becomes reality.
“Before we can give a building permit (bygglov), changes need to be made in the detailplanning and this is an ongoing process. It is important that everything is right from the start and we also need to take infrastructural questions into account, such as electricity, water and maybe city-heating (fjärrvärme) and which costs this brings with it”, says Åsa Albertsson.
New shore protection regulations
Also to consider is the new shore protection regulation. For now it is unclear how it is going to affect the project. We do not know yet when the construction can start, but it is an exiting project and it is going to be interesting to see what the project turns into.
The Dutch landowner has engaged both architect and realtor, and when the representatives Weronica Stålered and Ingmarie Söderblom from the Kommun shall market Emmaboda in the Netherlands on a fair, the Sjömålenproject will be presented.
-“We have a close contact with the entrepreneur and he is researching (market research) the interest in buing a house in the area.” Says Albertsson.
Hurry slowly
Right now the Kommun works with their tasks and the entrepreneur with his.
“It is going to take time, the detail plan work takes half a year, a building permit (bygglov) takes its time, and the question about the shore protection regulations can take up to one year. But it is better to move slowly and try to see that everything runs as good as possible, because this kind of project is not a “every-day” thing.
